Once a booking has been confirmed and in the unfortunate event of cancellation or postponement of the event the following charges will occur: 25% If the event is cancelled more than 100 days before the event commences 65% If the event is cancelled between 61-100 days before the event commences 90% If the event is cancelled between 7-60 days before the event commences 100% If the event is cancelled within 7 days of the start date Warren House staff must be notified in writing of any cancellations. Cancellation charges apply to all pre-booked items. For non-residential bookings, Warren House requires confirmation of the number of guests attending the function five working days prior to the event. The customer will be required to settle all agreed charges regardless of any reduction in attendees as per numbers contracted. Should numbers alter significantly we reserve the right to allocate different function rooms. Warren House staff must be notified in writing of any changes in numbers prior to the event.

The Coombe Estate area of Warren House is the wealthiest and most exclusive in the Royal Borough of Kingston and has been since the Victorian times. A charming Grade II Victorian manor house set in a formal garden that is close to London yet feels like a secret tranquil countryside getaway. The hotel is directly opposite Coombe Wood Golf Club, a five-minute walk to nearby Richmond Park. The venue enjoys excellent transport links to Wimbledon Tennis Club, Central London, Heathrow, and Gatwick airports. The magnificent ballroom, now a main conference hall, was built to resemble the hall of mirrors in the Palace of Versailles. The Persian Room contains a rare and interesting Persian Fireplace probably made to Sir Arthur Paget’s order at about the same time while the Winter Garden with grotto and the Italian style loggia are further examples of the architectural and domestic taste of the period. The conference and meeting rooms are light, airy and uniquely decorated. They all overlook the stunning and immaculate gardens with their beautiful shrubs, lawns, wildlife, statues, and fountains. The grounds include an octagonal fountain, a sunken walled garden, a grotto, and an Italian-style loggia that makes the perfect back drop for your wedding photographs. Each of the 46 individually styled and furnished bedrooms comes complete with a television, hot drink facilities, a complimentary mini-bar, hairdryer and modem point and desk and safety deposit boxes.
