Group strategy for includes instituting and being consistent in the group ceiling being 85 rms on peak unless a piece of business meets all criteria to make an exception. With the increase in supply, lack of citywides and decline in group demand overall (per STR for 2017). Occupancy will decline with ADR increases primarily coming from transient. Group will build base through bookings with F&B that are the niche size for this property. An increased focus on weekend group to fill need periods where the AAC does not have any events to create weekend demand. Utilization of the current SPG Pro and SPG offers as well as property/client specific concessions to re-book programs, enter into multi-year contracts and incentivize planners to move to need periods or change patterns to minimize mid-week peaks that displace higher rated transient.
